When you submit our contact form, we collect: your name, phone number, email address, the type of home or service you're interested in, your budget range, and any message you include. We also automatically collect basic technical information your browser sends β IP address, browser type, and the referring page.
How We Use Your Information
We use your contact information to respond to your inquiry β by phone, text, or email β and to follow up on quotes, appointments, and existing transactions. We do not sell your information to third parties.
Communication Consent
When you check the consent box on our contact form, you agree to be contacted by 181 South Homes via phone, text, or email regarding your inquiry. You can opt out at any time by replying STOP to a text or asking to be removed from our list.
Form Provider
Our contact form is processed by Formspree (formspree.io), which forwards submissions to our team. Formspree's own privacy policy applies to data they store on our behalf.
Cookies & Tracking
This website does not use tracking cookies, analytics scripts, or advertising pixels. We don't track you across other sites.
Data Retention
We retain inquiry data as long as needed to respond to your request and complete any resulting transaction. You can request deletion of your information at any time by emailing Rocky@181southhomes.com.
Your Privacy Rights
Regardless of which state you live in, when you submit information to 181 South Homes you have the following rights β and we'll honor any of them on request:
- Right to know. You may ask what personal information we have about you and how we've used it. We'll respond in writing within 30 days.
- Right to access. You may request a copy of the personal information we hold (your name, phone, email, message content, and any notes from prior conversations).
- Right to correct. If anything we have on file is wrong (spelling, phone number, etc.), let us know and we'll update it.
- Right to delete. You may request that we delete your contact information from our records. We'll delete it within 30 days unless we're legally required to keep it (e.g., for an active financing contract or tax records).
- Right to opt out of marketing. Reply STOP to any text message, ask to be removed from our call list, or email us. We'll honor it immediately.
- Right to non-discrimination. Exercising any of these rights won't change how we treat you as a customer or affect your ability to do business with us.

California, Texas & Other State Residents
If you live in California (CCPA/CPRA), Texas (TDPSA), Virginia (VCDPA), Colorado (CPA), or another state with a consumer privacy law, you have all of the rights listed above plus the following:
- We do not sell personal information. Period. We never have. We don't share it with data brokers or third-party marketers.
- We do not use personal information for "targeted advertising" as defined under TDPSA / CCPA / VCDPA. We don't run ad pixels, retargeting, or behavioral profiling.
- Sensitive personal information. We collect only what's needed to respond to your inquiry β name, phone, email, and what you're looking for. We don't collect financial account numbers, government IDs, biometric data, geolocation tracking, or anything you'd normally consider "sensitive."
- Authorized agent. You may have someone else submit a privacy request on your behalf β we'll just need a signed authorization or proof they're allowed to act for you.
- Appeals. If we decline a privacy request, you have the right to appeal. Reply to our response email or call us to start an appeal.
Children
This site is intended for adults considering a mobile home purchase. We do not knowingly collect information from anyone under 18.

We may update this policy from time to time. The "last updated" date at the top of the page reflects the most recent revision.
